Rental Guarantee Insurance

Rental guarantee insurance is a guarantee that replaces the cash deposit or traditional property owner guarantee. 

It acts as legal and financial backup: if the tenant breaches the contract, the insurer is liable to the landlord according to the agreed terms. The tenant takes out the insurance, and the landlord receives a guarantee that is formally accepted in the rental agreement. 

Hanseatica's Rental Bond Insurance offers comprehensive coverage. It covers unpaid rent, ordinary common expenses, taxes, fees, and services, as well as legal costs and expenses arising from the claim. Coverage applies in accordance with the terms set forth in the policy. 

In the case of coverage applicable to properties used for offices, shops, or industrial activities, these are subject to prior analysis by the insurer, in accordance with the characteristics, use, and conditions of the property. Based on this assessment, a policy with specific conditions and coverage may be issued. 

Requirements depend on the borrower's profile and the type of rental. No property guarantee is required. In general, personal documentation, income information, and the rental agreement are requested. 

1) Dependent persons: The following is requested: 3 most recent pay slips of the policyholder and/or persons listed in the lease agreement as tenants. 

• Rent should not exceed 30% of tenants' net income. 
• The minimum length of service or continuity of employment must be 1 year. 

2) Self-employed individuals (Monotributista / Responsable Inscripto): Details of receipts issued in the last year are required. 

• Rent should not exceed 30% of tenants' income. 
• Minimum seniority or continuity of employment of 1 year.

If you do not have sufficient collateral of your own, personal guarantees are required with the same requirements as those applicable to the borrower. 

The cost of rental insurance depends on the rental value and the length of the contract.  There is no fixed price: the premium is calculated based on the insured risk. One of its advantages is that it avoids high initial outlays, such as cash deposits or expenses associated with traditional guarantees.

In the event of a breach, the owner may activate the claim as set forth in the policy.
